Q: What is a modular home?

A. A modular home is built in sections in a factory under controlled conditions. It is transported to the site on a carrier, where it is placed on the foundation and assembled by a local builder.

Modular homes look like any other site built home.

Q. What is the difference between a true modular and a double-wide (manufactured home)?

A. A double wide (manufactured home) is built on a non removable steel chassis and travels to the site on its own wheels.  Our system built modulars are built using convention 2 x 10 or 2 x 12 dimensional lumber or engineered trusses like a site built house.  Our modular appreciates just like any other site built home.

Modulars are constructed to the same state and local building codes and are subject to the same zoning regulations as site-built homes. Manufactured homes are built to a different code (the Federal Construction Safety Standards Act HUD Code).

A modular home has a deed like a site built home; a manufactured home comes with a title like a vehicle.

House 2Q. What are the advantages of a modular home?

A. Because they are built in a factory, there are no problems due to weather conditions.

There is design flexibility.

Modulars are cost effective and offer more rapid completion.

Modulars are built strong enough so that they can be moved to your site and can be picked up on a nylon sling and set on your foundation. A site built home could not withstand this.

Modular homes offer the highest quality. They are built in a controlled environment and are engineered for a lifetime of trouble-free structural durability. Quality control is maintained by constant inspection through the construction process.  All of our homes are Energy Star compliant.

Modular homes give greater value for your money. When you add up all the labor, material and time savings inherent in the modular process, you will find that the price of a modular home is generally lower than a site built home of comparable size and options.

 

KitchenQ. Will our home have a warranty?

A. Each of our homes comes with a ten year structural warranty. They also have the warranties offered by the manufacturer of their component products (Anderson, Shaw, Congoleum, Certainteed, etc.)

Q. Can we make changes to the floor plan?

A. Yes. You can change any of the plans we offer, or we can build a home from your plan.

Q. Do we get to choose our countertops, carpet colors, linolelum and flooring, etc.

A. Yes you will make choices just like you do when you build a site built house.

StairsQ. Are appliances, oak trim, cultured marble countertops, fireplaces available with these homes?

A. Yes. We offer all of these options and more with our homes.

Q. How long does it take to get a home?

A. You can usually get a home in four to six weeks depending on the time of year. You can usually be in your home eight to twelve weeks after delivery depending on time of year, the amount of custom work you are having us do, etc.

Q. Who will do our well, foundation, septic, etc?

A. We can have this done for you, or you can arrange to do it yourself or have another general contractor do it for you.

CouchQ. Can we have porches, garages, etc. with our home?

A. Yes. These will all be built on site.

Q. Will you do the financing?

A. We have several banks and lending institutions we deal with on a regular basis who will provide both the construction loan and final mortgage in one closing. We can arrange to prequalify you with one of our lenders during your visit to our models.
